Planning Permission - Manchester ,Stockport ,Trafford



You will require Planning Permission if your proposed extension is not allowed under the Permitted Development criteria because of size, height or position. A two storey side extension will require Planning Permission as will any alteration to the front of the house. This is to protect the “ street scene” .

If you wish to extend in a Conservation Area, a National Park or your property is a Listed Building you will need to apply for planning permission.  There are currently 34 conservation areas in Manchester, 21 in the borough of Trafford and 37 in Stockport.  There are extra planning controls over demolition, minor developments – for example changing windows and protection of trees, your property may also have an Article 4 Direction. If an Article 4 Direction is in place it may mean planning permission is required for alterations to doors, windows, roofs, chimneys, erecting porches, walls, fences or gates.


Planning Permission Applications

An accurate set of architectural drawings showing the existing property and the proposed extension will be required to submit a planning application. If you decide to proceed we will conduct a detailed measured survey of the property and produce a design according to your brief. We will produce design drawings and you will then be able to check these meet all your requirements, if not we can amend the drawing to ensure the finished plans are as you require.  Once you are happy with this we can proceed to full architectural drawings, which can take between 7 to 10 days.

Once the plans are approved we will submit them along with a site and location plan to your local planning department. The planning department then submit the application through a verification process - they check to see the plans, location and site plans have been submitted at the correct scale and they have all the necessary information to start the process. The verification process can typically take around 14 days.  Once the local authority have verified your application they have 8 weeks in which to give a decision.
