Loft Conversions - Manchester & Stockport



A loft conversion is a very cost effective way of adding space to your home and with soaring moving costs it can be a far cheaper option and less hassle than moving house.

Many properties in Manchester, Stockport and the surrounding areas are suitable for a loft conversion.  A loft conversion can add considerable value to your property and done correctly will certainly make it more desirable.  Loft conversions provide interesting rooms with sloping ceiling and rooflights will bring in lots of natural light.        



Dormer Window Loft Conversions


Dormer windows can be used to create more standing room in the loft space – Dormer windows can be added to the back, side and front of a property.

Rear dormer windows are allowed under Permitted Development.  Dormer windows at the side of a property are allowed under Permitted Development but need to be obscure glazed and any opening needs to be 1.7m from the floor level, a volume criteria applies to both back and front dormers windows allowed under Permitted Development.

If you wish to add a Dormer Window at the front of the property you will need Planning Permission.


Rooflight Loft Conversions


A roof light/ Velux window will not add any extra room but will turn a loft space into a habitable light filled room . Roof lights are allowed on any roof slope under Permitted Development.

If you live in a Conservation area , on designated land such as a National Park or an Area of Outstanding Beauty, a Listed Building or a Property with an Article 4 direction you will, in most cases, need to apply for planning permission Rooflights will often be allowed .   


Hip to Gable Loft Conversion

Hip to Gable conversion will provide the most standing space. A Hip to Gable Loft Conversion will entail converting the sloped side of the roof – the hip – into a flat, gable end. If certain criteria is adhered to this can be completed under Permitted Development.

If you intend to convert your loft under Permitted Development you will need to ensure it meets a strict set of criteria, it is also worth applying for a Lawful Delopment Certificate to prove your conversion was lawful at the time of building, this may be needed by your Mortgage company and will aid conveyancing should you chose to move home.  You will also need to get Building Regulations approval.
