A garage conversion is usually the cheapest way of adding extra living space in your home.  Garage conversions  can be used for many things -  the most popular being a home office or playroom/family room .  A garage conversion can also provide extra kitchen space in which to fit a dining table .  Home cinemas and Gyms are also gaining popularity. 

Single garages are often be too small to fit the family car into so it makes sense to use the valuable space as living space and put the “junk” in a shed !  Double garages could be partitioned to enable a storage area and a living area.

Garage conversions are allowed under Permitted Development as long as certain criteria are adhered to.  Houses on new housing developments have often had their Permitted Development rights removed .  A garage conversion in a Conservation area, Designated land or a listed building would require planning permission.

Building regulations approval will be required .

Changing the internal layout of your home


iIt is always worth considering changing the floorplan of your home to achieve the space your family needs. Knocking through small rooms and reconfiguring your home's floorplan to a ore open plan design can make a huge difference.  Planning perission will ot be required unless you live in a listed building.

Building Regulations approval will be required for any major changes for example removing load bearing wals.  There are very strict rules on fire regulations, a completely open plan kitchen diner with stairs to upper floors would not usually be allowed as this affects the " fire corridor/ escape route" - Building Control will sometimes allow this if sprinkler systems are put in place but these can be fairly expensive and specialist firms have to prove to Building Control that these would be adequate if a fire were to break out.
