House Extension Plans Manchester & Stockport

House Extensions have become increasingly popular in recent years due to economic and lifestyle changes. Opening up you home by adding a kitchen extension to create an open plan kitchen/diner and allowing lots of light in to a previously small dark space can make a huge difference and is much more in keeping with the needs of modern family life.  The addition of a small seating area within the kitchen/diner also seems to be very popular at the moment. Many small single storey home extensions can be carried out under Permitted Development but will still require Building Regulations approval.

When taking into account moving costs , stamp duty, estate agent fees and the amount of money required to change a 3 bedroomed house to a 4 or 5 bedroomed house in the Manchester area , a two storey/double storey extension can be a viable option to moving home. Some small rear two storey extensions are allowed under Permitted Development but larger extensions and side extensions will require planning permission and all will require building regulations approval.

  Popular types of extensions
  • Single storey side extensions
  • Single storey rear extensions
  • Full width rear extensions
  • Garage extension
  • Large Porch Extension
  • Two storey rear extensions
  • Two storey side extensions
  • Wrap around extension - combination of side and rear extensions
  • Swimming pool extension
  • Detached Garden extension for home office/ playroom or gym

There are many things to take into consideration when planning an extension - you will need to think about how you would like to use the space, creating zones for coooking, eating and relaxing. An extension will take away some of the light from your original rooms, so it is important to introduce daylight wherever possible . Other considerations include - the size and proportions of the extension, your budget,  the roof, materials used, Party Wall and Build Over Agreements.   Can the extension be built under Permitted Development or will you need Planning Permission ?

EasyPlan Manchester can help advise on all of these issues, helping you to achieve the best possible result. We take care of the complete process submitting the plans to your local planning department on your behalf.
